Consolidated sales are when the owners of adjoining properties agree to sell their properties together as part of a combined sale in order to maximize the sale price of their properties. Owners who sell as part of a consolidation sell their properties for a higher price than they would have had they sold individually.

What is the genesis of a consolidated sale?

Consolidated sales come up in a variety of ways including a buyer having a specific mandate, a member of the Melbourne Acquisitions team having a strategic vision or as simple as neighbouring owners having an informal chat at the front fence on a Sunday afternoon.

Why do consolidated sales command a higher sale price?

Consolidated properties are usually:

  • Much larger landholdings when the land is amalgamated
  • The market recognises the uniqueness of the opportunity, rarity and are prepared to pay a premium
  • Allows more scope for development

These factors combine to allow for greater flexibility with planning and also appeal to a broader range of buyers who require larger land parcels in order to fulfill their operations. How is the end sale price apportioned between the respective owners?

There are several ways this can be done, the simplest is to apportion the sale price on a per meter basis.
